EU citizens can buy property in Poland without any restrictions. Non-EU citizens, including Ukrainians, can freely buy an apartment or commercial unit — without a permit. Buying a house with land may require a permit from the Ministry of Internal Affairs. We'll help you check exactly what applies to your situation.

Yes, Polish banks grant mortgages to foreigners. The requirements are usually: a PESEL number, stable income documented in Poland or abroad, and a positive credit history. We work with mortgage advisors specialising in non-residents.
The land and mortgage register (Księga wieczysta, KW) is the official register of property rights in Poland. It holds information about the owner, mortgages, easements and other encumbrances. Before a purchase we always check the KW and explain what all the entries mean — no hidden surprises.
The main costs are: 2% PCC tax on the property value (on the secondary market) or 8–23% VAT (primary market), notarial fees (the notarial fee depends on the value), and the KW entry. Together usually 3–5% of the property value. Before the purchase we'll prepare a precise cost estimate for you.
To rent you need an ID and usually a deposit (1–3 months' rent). PESEL is not required, though some landlords ask for it. We'll help find an apartment, review the contract and translate all documents.
